Commercial financing

What is a commercial real estate loan?

A commercial real estate loan finances property that earns income: apartment buildings, shopping centers, offices, warehouses and the mixed-use buildings in between. Banks can take months to approve one. We lend against the asset itself, looking at the price, the in-place and projected income, the condition of the building and what it should be worth once your plan is done. We don’t ask for tax returns or income verification, so the property and your business plan carry the file.

Max loan = lesser of: (90% of purchase + 100% of improvements), 95% of total cost (LTC), or 75% of valueValue = the as-completed or as-stabilized value. LTC = loan-to-cost, the loan divided by purchase price plus improvement budget. Final leverage is set in underwriting.

Improvement funds are held back and released in staged draws as work is completed, and you pay interest only while you execute.

How we underwrite

We look at the building, not the paperwork pile

The property

Condition, location, value

We start with what the building is, where it sits and what comparable properties are worth.

The income

In-place and projected

Rent rolls, leases and operating numbers tell us what the property earns now and what it can earn after your plan.

The plan and the exit

Where this loan ends

A sale, a refinance into long-term financing, or a stabilized hold. We want to know your way out as much as your way in.

Quick example

See how the math works on a commercial deal

You buy a mixed-use building for $1,500,000, budget $150,000 for improvements, and the stabilized property should be worth $2,200,000 with $165,000 in annual net operating income (NOI):

Purchase funded (90%)$1,350,000 of the $1,500,000 price
Improvements funded (100%)$150,000, released in draws
Three limits$1,500,000 (90% purchase + 100% improvements) · $1,567,500 (95% LTC) · $1,650,000 (75% of value)
Total loan$1,500,000, the smallest of the three
Loan-to-cost / valueAbout 90.9% of cost and 68.2% of the $2,200,000 value
Interest-only debt serviceAbout $118,125 a year at 7.875%
DSCR on stabilized NOI165,000 ÷ 118,125 ≈ 1.40x

Illustrative only. Actual leverage, rate, points and costs vary by property, borrower and program. Closing costs, points and interest are additional.

Which limit applies?

Your loan is the smallest of the three limits. When the improvement budget is large relative to the price, the purchase plus improvements figure usually sets the number, and when the value is tight, the value cap does.

Illustrative only; not a commitment to lend. Loan = lesser of (90% of purchase + 100% of improvements), 95% of total cost, or 75% of value. Debt service assumes interest only on the full loan balance, which overstates cost while improvement funds are drawn over time. DSCR = NOI ÷ annual debt service. Rate shown is an example; your terms depend on the property and borrower. Excludes points, closing, title and insurance costs.
