DSCR Loans Made Easy for Real Estate Investors

A DSCR (Debt Service Coverage Ratio) loan lets you buy or refinance a rental property based on the income the property earns, not your personal income. There are no tax returns, W-2s or pay stubs to chase. If the rent covers the mortgage payment, you can qualify.

Cambridge Capital offers DSCR loans for first-time investors and experienced landlords alike. Call 800-826-5077 or learn more about our DSCR loans to talk through your deal.

What Is a DSCR Loan?

DSCR measures how well a property’s rent covers its monthly debt payment:

DSCR = Monthly Rental Income ÷ Monthly Housing Payment (principal, interest, taxes, insurance, HOA)

A DSCR of 1.00 means the rent exactly covers the payment. Most lenders prefer 1.00 to 1.25 or higher, though lower ratios may still be possible with a larger down payment or a higher rate.

Key Features of DSCR Loans

  • Property-based qualification: approval focuses on the rental income of the property, not your salary.
  • No tax returns or W-2s: ideal for self-employed borrowers and investors with heavy write-offs.
  • Purchase, refinance and cash-out: use them to buy, to lower your rate, or to pull equity from a rental.
  • Flexible property types: single-family rentals, 2–4 unit properties, condos and short-term rentals.
  • Close in an LLC: hold the property in an entity to separate it from personal assets.
  • Interest-only options: lower the monthly payment to improve cash flow and your DSCR.
  • Faster closings: less paperwork means fewer delays than a conventional loan.
  • Foreign nationals welcome: options may be available for non-US investors.

Why Choose a DSCR Loan?

  • Scale your portfolio: personal debt-to-income limits do not cap how many rentals you can finance.
  • Keep your documents private: skip tax returns and employment verification.
  • Qualify with real rental cash flow: a strong property can carry the loan on its own.
  • Move quickly: win competitive deals with a streamlined approval and closing.
  • Long-term fixed-rate stability: lock a predictable payment for the life of your rental.
