Fix and Flip Loans: Fund the Purchase and the Rehab

A fix and flip loan is short-term financing built for investors who buy a property, renovate it and sell it for a profit. It covers both the purchase and the repair budget, so you can take on a project without tying up all of your own cash. Approval focuses on the deal: the price you pay, the work you plan and what the finished home will be worth.

Cambridge Capital offers fix and flip financing for first-time flippers and seasoned renovators alike. Call 800-826-5077 or read more about our fix and flip loans to review your next project.

How a Fix and Flip Loan Works

You submit the purchase price, your rehab budget and the after-repair value (ARV). We fund the acquisition at closing and hold the rehab money in reserve. As each stage of work is finished, you request a draw and the funds are released. When the renovation is done, you sell the property and repay the loan from the proceeds, or refinance into a rental loan if you decide to keep it.

Key Features of Fix and Flip Loans

  • Purchase and rehab in one loan: finance the acquisition and the renovation together.
  • High leverage: up to 90% of the purchase and 100% of the rehab costs, based on the deal.
  • Draw-based rehab funding: money is released as work is completed.
  • Interest-only payments: keep monthly costs low while the project is under way.
  • Fast closings: win off-market deals, auctions and competitive offers.
  • Terms built for flips: typically 6 to 18 months, with extension options where available.
  • Experience-friendly: programs for first-time flippers and repeat investors.
  • Light documentation: the deal carries the file, not tax returns and pay stubs.

Why Choose a Fix and Flip Loan?

  • Do more deals with less cash: finance most of the purchase and all of the rehab, and keep capital for the next project.
  • Buy what banks will not: outdated, damaged or vacant homes are the core of the business.
  • Close with confidence: a fast, certain close helps you win the property at a better price.
  • Pay for work as it happens: draws match your funding to your construction schedule.
  • Stay flexible at the exit: sell for profit, or refinance and keep the property as a rental.

Fix and flip loans cost more per month than bank financing, but flips are short projects. A fast close, high leverage and rehab draws often mean more profit than a cheaper loan that arrives too late or covers too little.

Who Are Fix and Flip Loans Best For?

These loans fit full-time flippers, first-time investors with a solid renovation plan, contractors who flip on the side, wholesalers moving into rehabs and landlords who renovate before renting. If you have a clear scope of work, a realistic ARV and a plan for selling, a fix and flip loan can fund the whole project.
