Bridge financing

What is a bridge loan?

A bridge loan is short-term financing that carries a property through a transition. Maybe you found a deal that won’t wait for a bank. Maybe the building needs work and a lease-up before it qualifies for permanent financing. Maybe your current loan is maturing. We look at the purchase price or payoff, the plan and what the property is worth, then fund it quickly. We don’t ask for tax returns or income verification, so the deal and your exit plan carry the file.

Max loan = lesser of: (90% of purchase + 100% of rehab), 95% of total cost (LTC), or 75% of ARVARV = after-repair value, what the property should be worth once the plan is complete. LTC = loan-to-cost, the loan divided by purchase price plus renovation budget. Final leverage is set in underwriting.

Any renovation funds are held back and released in staged draws as work is completed, and you only pay interest while you transition.

Quick example

See how the math works on a bridge deal

You buy a small multifamily building for $400,000, budget $50,000 for light renovation, and the stabilized property should be worth $600,000:

Purchase funded (90%)$360,000 of the $400,000 price
Renovation funded (100%)$50,000, released in draws
Three limits$410,000 (90% purchase + 100% rehab) · $427,500 (95% LTC) · $450,000 (75% of ARV)
Total loan$410,000, the smallest of the three
Loan-to-cost / ARVAbout 91.1% of cost and 68.3% of the $600,000 value
Your cash inAbout $40,000 plus costs

Illustrative only. Actual leverage, rate, points and costs vary by property, borrower and program. Closing costs, points and interest are additional.

Which limit applies?

Your loan is the smallest of the three limits. When the renovation budget is large relative to the price, the 90% purchase plus 100% rehab figure usually sets the number, and when the value is tight, the ARV cap does.

When a bridge loan fits

Bridge loans for every kind of transition

Buy Before You Sell

Don’t lose the next deal

Close on the new property now and pay off the bridge when your current one sells.

Auction & Off-Market

Deadline-driven closings

Short fuses and cash-only terms don’t scare us. Tell us the date and we work backward from it.

Value-Add & Lease-Up

Fix it, fill it, refinance

Renovate and stabilize a property, then qualify for long-term financing on its income.

Refinance a Maturing Loan

Beat the maturity date

Pay off a balloon or short-term loan that’s coming due while you line up your permanent exit.

Bridge to DSCR

Land on long-term financing

Stabilize first, then exit into a Cambridge DSCR loan and keep the property as a rental.

LLC & Foreign Nationals

Close your way

Hold title in an LLC or other entity. Foreign nationals are welcome.

Tell us the property and your exitWe’ll structure the bridge around your plan.
Plan the exit

Every bridge loan needs a way out

A bridge is temporary by design. Before we close, we talk through how you plan to pay it off, so the loan fits the plan and not the other way around.

Sell the property

Flip it, or sell the old property you’re bridging from, and pay off the loan at closing.

Refinance into DSCR

Stabilize the rent roll, then move into long-term DSCR financing that qualifies on the property’s income.

Extend if you need to

Terms are 12-18 months with extension options, so a slow permit or a late tenant doesn’t have to force a sale.

Extension terms and fees are set in your loan documents.

Illustrative only; not a commitment to lend. Loan = lesser of (90% of purchase + 100% of rehab), 95% of total cost, or 75% of ARV. Interest assumes the full loan is drawn for the whole hold, which overstates cost because renovation funds are drawn over time. Rate and points are examples; your terms depend on the property and borrower. Excludes closing, title, insurance and selling costs.
