A vacation rental loan is a DSCR loan built for properties that earn money by the night. DSCR stands for debt service coverage ratio. It measures whether the property’s income covers its own mortgage payment. Because we qualify the rental and not you, owners with heavy write-offs, variable income or a growing portfolio can finance the next getaway property without handing over tax returns.
A DSCR of 1.00x means the rent exactly covers the payment. Above 1.00x, the property pays for itself with room to spare. Many lenders insist on 1.0x to 1.25x. At Cambridge Capital, we can work with a floor as low as 0.75x when you bring reserves, which keeps seasonal markets and newly launched listings in play.
See What My Rental Qualifies For →A lease isn’t the only way to prove income. Depending on the property, we can use:
For established rentals
Documented Airbnb and Vrbo earnings show what the property actually brings in across seasons.
For new or newly bought listings
No track record yet? A projection based on comparable rentals in the area can qualify the property.
If you’d rather rent monthly
Planning to switch strategies? A signed lease or market rent works too.
How income is calculated and documented is set in underwriting and varies by property and borrower.
A mountain cabin is priced at $500,000. You put 25% down, so the loan is $375,000. It books at an average of $275 a night with 50% occupancy:
| Monthly rental income | $275 × 50% × 365 ÷ 12 ≈ $4,182 |
| Principal & interest | About $2,370 (6.5%, 30-year amortization) |
| Taxes + insurance | $350 + $300 = $650 |
| Monthly PITIA | About $3,020 |
| DSCR | 4,182 ÷ 3,020 ≈ 1.38x |
Illustrative only. Actual DSCR requirements, income calculations, rates and costs vary by property, borrower and program. The 6.5% rate is an example, not a quote.
Insurance on a vacation rental often costs more than on a standard rental, and in some markets it is the biggest line in the payment. A $200 higher monthly premium takes this same cabin from about 1.38x to roughly 1.30x, which is why we want a real insurance quote before we finalize terms.

Illustrative only; not a commitment to lend. Income = nightly rate × occupancy × 365 ÷ 12. DSCR = income ÷ PITIA. Between 0.75x and 1.00x can still qualify with reserves; 1.00x or higher means the income covers the payment. How we calculate short-term-rental income in underwriting may differ. The rate shown is an example; your rate depends on the property and borrower. Excludes closing costs and operating expenses such as cleaning, platform fees and utilities.
