What is a ground-up construction loan?

A ground-up construction loan pays for the lot and for everything you build on it. Instead of buying land with one loan, then hunting for construction money with another, you close once. We look at the land price, the plans and budget, the builder and what the finished project should be worth. We don’t ask for tax returns or income verification, so self-employed builders and investors can compete on the strength of the project.

Max loan = lesser of: (90% of land + 100% of construction), 95% of total cost (LTC), or 75% of as-completed value (ARV)ARV = after-repair value, here the value of the finished project. LTC = loan-to-cost, the loan divided by land price plus construction budget. Final leverage is set in underwriting.

The construction portion is held back and released in staged draws as each phase of the build is completed, so your money follows the work.

Quick example

See how the math works on a spec build

You buy a lot for $150,000, budget $300,000 to build, and the finished home should be worth $650,000:

Land funded (90%)$135,000 of the $150,000 price
Construction funded (100%)$300,000, released in draws
Three limits$435,000 (90% land + 100% build) · $427,500 (95% LTC) · $487,500 (75% of ARV)
Total loan$427,500, the smallest of the three
ARV checkAbout 65.8% of the $650,000 finished value
Your cash inAbout $22,500 plus costs

Illustrative only. Actual leverage, rate, points and costs vary by project, borrower and program. Closing costs, points and interest are additional.

Which limit applies?

Your loan is the smallest of the three limits. When the finished value is strong, the LTC cap usually sets the number, and when the value is tight, the ARV cap does.

How the money moves

Land at closing, construction in draws

1. Land at closing

We fund up to 90% of the lot price when you close, so you own the site and can start work.

2. Budget set up front

The construction budget is agreed before closing. Each line is reviewed so you know what’s covered.

3. Draws follow the build

As each phase is completed, you request a draw. Funds go out as the work is verified, not before.

Draw schedules and verification steps are set in your loan documents.

Illustrative only; not a commitment to lend. Loan = lesser of (90% of land + 100% of construction), 95% of total cost, or 75% of ARV. Interest assumes the full loan is drawn for the whole hold, which overstates cost because construction is drawn over time. Rate and points are examples; your terms depend on the project and borrower. Excludes closing, title, insurance and selling costs.

Ground-up construction loan FAQ

What is a ground-up construction loan?

An asset-based loan that finances the land and the construction of a new building in one closing. It is underwritten on the project: the land price, the plans and budget, and the finished value.

Do you require tax returns or income verification?

No. Our construction loans are asset-based, so we do not require tax returns or income verification.

How much can I borrow?

Up to 90% of the land purchase and 100% of construction costs, up to 95% loan-to-cost and up to 75% of the as-completed value. Your final amount is the smallest of those limits and is set in underwriting.

How do construction draws work?

The construction budget is held back at closing and released in staged draws as phases of the build are completed.

What are the rates and terms?

Rates start at 7.875%. Terms are 12-18 months, interest-only, with extension options. Your exact pricing depends on the project, leverage and experience.

How fast can I close?

As fast as 5 days on well-prepared files. Timing depends on appraisal, title, insurance and how quickly plans and documents come back.

Do I already need to own the land?

No. We can fund up to 90% of the land purchase and the build together, so you can buy the lot and start construction on one loan.

What kinds of projects and states do you cover?

Spec homes, infill lots, townhomes and small multifamily, in all 50 states. Primary residences for personal use are not eligible.

Can I get a quote without a credit pull?

Yes. You can get a free quote without a credit pull. Credit is reviewed later, in underwriting, if you move forward.

Can I refinance after the build?

Yes. If you plan to rent instead of sell, many investors exit into a Cambridge DSCR loan (the build-to-rent or BRRRR strategy).

Do you lend to LLCs, foreign nationals and brokers?

Yes. LLCs and foreign nationals are OK, and brokers can submit deals for their borrowers.
