What is a fix and flip loan?

A fix and flip loan is a short-term, interest-only loan that pays for the property and the renovation in one closing. We look at the purchase price, the scope of work and what the finished property should sell for. We do not ask for tax returns or income verification, which is why the loan fits flippers, self-employed investors and anyone who needs to move before the next offer lands.

Max loan = lesser of: (90% of purchase + 100% of rehab), 95% of total cost (LTC), or 75% of ARVARV = after-repair value, what the property should be worth once the work is done. LTC = loan-to-cost, the loan divided by purchase price plus rehab. Final leverage is set in underwriting.

The rehab portion is held back and released in staged draws as work is completed, so your renovation money goes where the project needs it.

Quick example

See how the math works on a flip

You buy for $200,000, budget $60,000 for the rehab, and the finished home should be worth $360,000:

Purchase funded (90%)$180,000 of the $200,000 price
Rehab funded (100%)$60,000, released in draws
Total loan$240,000
Loan-to-cost92.3% of $260,000, under the 95% cap
ARV check$240,000 is 66.7% of $360,000, under the 75% cap
Your cash inAbout $20,000 plus costs

Illustrative only. Actual leverage, rate, points and costs vary by property, borrower and program. Closing costs, points and interest are additional.

Which limit applies?

Your loan is the smallest of the three limits. On deals bought at a deep discount, the ARV cap usually sets the number, while on tighter deals the LTC cap does.

Illustrative only; not a commitment to lend. Loan = lesser of (90% of purchase + 100% of rehab), 95% of total cost, or 75% of ARV. Interest assumes the full loan is drawn for the whole hold, which overstates cost because rehab is drawn over time. Rate and points are examples; your terms depend on the property and borrower. Excludes closing, title, insurance and selling costs.

Fix and flip loan FAQ

What is a fix and flip loan?

A short-term, asset-based loan that finances both the purchase and the rehab of an investment property. It is underwritten on the deal, meaning the price, the scope of work and the after-repair value, not on your personal income.

Do you require tax returns or income verification?

No. Our fix and flip loans are asset-based, so we do not require tax returns or income verification.

How much can I borrow?

Up to 90% of the purchase price and 100% of rehab costs, up to 95% loan-to-cost and up to 75% of ARV. Your final amount is the smallest of those limits and is set in underwriting.

How do rehab draws work?

Purchase and rehab are funded in one loan. The rehab money is released in staged draws as work is completed, so funds follow the project.

What are the rates, points and terms?

Rates start at 7.875% with 1-3 points. Terms are 12-18 months, interest-only, with extension options. Your exact pricing depends on the property, leverage and experience.

How fast can I close?

As fast as 5 days on well-prepared files. Timing depends on appraisal, title, insurance and how quickly documents come back.

What property types and states do you cover?

Single-family, 2-150 unit and multifamily, condos, mixed-use, light industrial and small commercial, in all 50 states. Primary residences are not eligible.

Can I get a quote without a credit pull?

Yes. You can get a free quote without a credit pull. Credit is reviewed later, in underwriting, if you move forward.

Can I refinance after the flip?

Yes. If you plan to rent instead of sell, many investors exit into a Cambridge DSCR loan (the rehab-to-rent or BRRRR strategy).

Do you lend to LLCs, foreign nationals and brokers?

Yes. LLCs and foreign nationals are OK, and brokers can submit deals for their borrowers.
