At Cambridge Capital, we finance rental properties on what they earn. Our DSCR loans start at 5.75% with up to 85% LTV, close in as few as 14 days, and never ask for tax returns or W-2s. If the rent supports the payment, we can help you move.
DSCR financing
DSCR stands for debt service coverage ratio. It measures whether a rental property earns enough income to cover its own mortgage payment. A DSCR loan qualifies you on that ratio instead of your tax returns, W-2s or employment history, which makes it the go-to tool for self-employed investors, owners with heavy write-offs and anyone building a portfolio.
A DSCR of 1.00x means the rent exactly covers the payment. Above 1.00x, the property pays for itself with room to spare. Many lenders insist on 1.0x to 1.25x. At Cambridge Capital, we can work with a floor as low as 0.75x when you bring reserves, which keeps appreciating markets, value-add properties and ramping short-term rentals in play.
See What My Rental Qualifies For →Quick example
A condo rents for $2,650 a month. After allowing 5% for vacancy, the effective rent is about $2,518. The full monthly payment (principal, interest, taxes, insurance and HOA) is $2,400:
| Monthly rent | $2,650 |
| Less 5% vacancy | ≈ $2,518 effective rent |
| Monthly PITIA | $2,400 |
| DSCR | 2,518 ÷ 2,400 = 1.05x |
| Result | The property qualifies on its own income, with no personal income documentation |
Illustrative only. Actual DSCR requirements, rents and costs vary by property, borrower and program.
In some markets, insurance is the biggest line in the payment. A $200 higher monthly premium takes this same property from 1.05x to roughly 0.97x, which is why we want a real insurance quote before we finalize terms.
Self-employed investors, owners with heavy tax write-offs, retirees, foreign nationals, and anyone scaling past the loan-count limits common on conventional financing.
No W-2s, pay stubs, tax returns or employment verification. We look at the property’s rent, your credit profile, your equity and your reserves.

A DSCR loan qualifies you on the property’s debt service coverage ratio, which is its rental income divided by its total monthly payment, instead of your personal income or tax returns. It is the standard financing tool for investors who want their portfolio to grow based on the deals themselves.
DSCR equals monthly rental income divided by monthly PITIA: principal, interest, property taxes, insurance and HOA dues. A ratio of 1.00x means rent exactly covers the payment, and higher ratios give you more cushion.
Many lenders require 1.0x to 1.25x. We can work with a floor as low as 0.75x when you bring reserves, so a property whose rent covers 75% of the payment can still qualify. Higher ratios generally earn stronger pricing.
No. We do not use tax returns, W-2s, pay stubs or employment verification. The property’s rent, your credit profile, your equity and your reserves drive the decision.
We lend up to 85% LTV on purchases, with rates from 5.75% for our strongest profiles. Your exact leverage and rate depend on the property, its DSCR and your credit.
